I’m working on an application and with all of the changes lately, I’m not sure if I need a landlord verification? If an applicant has a reliable score over 640, does the rent need to be verified at all?
I am working with an applicant who is very low-income, purchasing a very (documented) energy efficient home and needs both the energy ratio increase and 38-year term to ratio qualify for enough loan funds. They’ve had the same job for three years, have great credit, no payment shock or any other areas of concern/risk. It has been suggested that it’s never okay to use the 38-year term in combination with the energy ratio increase.
I just have a quick question about the Unnumbered Letter from April 15 regarding self-help grantees and certified loan application packagers/intermediaries ordering appraisals. Does the appraiser have to be on the Rural Development approved list of appraisers?
I am packaging a 502 loan for our next self-help group and I am having trouble with the 4-A Calculator. The applicant receives social security income and when I enter it in the calculator it only allows me to count it as repayment income but I need to use it for annual income too, where am I going wrong?
Dear Sher, My organization wants to use the 10 percent de minimis indirect rate in our next 523 TA grant proposal. Can we do that?
